Type of transaction Fees
Mortagage Fees
Registering Partial & Full sales 1% of the value of the purchase charged upon the buyer if purchase is conducted below market rates
1% of sale value charged upon the seller
Lease Sale 1% of the value of the purchase charged upon the buyer and 1% of the same value charged on the seller. if purchase is conducted below market rates The percentage is calculated based on the evaluation of its actual market price
Mortgage Transfer 0.25% (maximum AED1,500,000) in the event of transferring mortgage, usually between banks during early registration
Terminating a Mortgage AED 1000
Portfolio Mortgage 0.25% of total mortgage sum
Musataha Mortgage 0.25% of mortgage sum (maximum AED1.500.000).
Land Lease Mortgage 0.25% of total mortgage sum not exceeding AED1.500.000
Extending Mortgage Period AED1000 upon receiving bank payment extension letter provided the mortgage value is preserved
0.25% from the increased mortgage value not exceeding AED1500000
Registering Donations (Full/ Partial) 0.125% of donated money value (minimum AED2000) provided the donation is between relatives, otherwise it will be regarded as a sale and subject to selling procedures and fees
Partial or Full Lease Donation 0.125% of the evaluation value
Registering Long-Term Lease Contract 1% of lease value charged on the tenant
Registering Lease to Own Contract (IJARAH) If the lease value is below 60% of the selling price; 1% is charged on the seller & 1.25% is charged on the tenant from 60%
If the lease value equals or exceeds 60% of the selling price; 1% is charged on the seller and 1.25% of the lease value on the tenant
Extending Lease to Own Contract (IJARAH) AED700 charged for registering extension provided the lease value is not changed. In the event there was an increase, 1.75% will be charged on the additional sum
Terminating Lease to Own Contract (IJARAH) AED700 charged upon expiry of lease period or termination of lease contract based on agreement between both parties
Transferring Lease to Own Contract (IJARAH) 0.25% of transfer value charged in the event of transferring lease contract due to tenant inability to fulfill payment and another wishes to replace him. Another 1% is added on the original tenant as sales fees on the percentage they owned (percentage is decided by the evaluation section)
Auction 1% of property value (maximum AED30000) from the heirs
1% of property value (maximum AED30000) from the heirs

Registering a Land Development Lease Contract (Musataha) 1% of value of Musataha contract endorsed in the contract from the Musataha holder

Evaluation of (Vacant Land) AED 2000
Evaluation of Vacant Land Devoted to Projects AED 15,000
Evaluation of Land Built as a Residential Villa AED 4,000
Evaluation of Land including a Commercial Building or Villa Compound AED 6000
Evaluation of Land inclining a Hotel Fees are to be collected based on the estimation of the evaluation section with a maximum of AED 15,000
Evaluation of Industrial Buildings & Labor Accommodation AED 6,000
Evaluation of Agricultural Land AED 4,000
Property Evaluation (Excluding Land) AED 10,500
Registration Fees
Issuing Title Deed for Gifted Land AED620

Registering Division of Inherited Land (Al takharij) A fee equivalent to 1% of the al takharij stakes is charged from the heirs
Registering Family Endowment AED2000
Division Amongst Partners 1% of the value of the property is charged from the partners
Title Deed Issuance via Proving Land Ownership AED5000
Issuing "To Whom it May Concern" Letter AED20

Law has exempted Dubai government, charitable associations, and endowment immovable property properties owned by Dubai Municipality or any other local authority for any public purpose. The transactions of registration of immovable properties, donated by the Government, or purchased within the Private Housing Programme are exempted from the fees. Also, the pledge registration in favor of the Housing Financing Programme and the Development Council are exempted from the fees.
