Service Description:

• Registering Long-Term Lease Contract

This procedure registers areas for foreigners under a fixed 99-year contract.

• Registering lease to own contract (IJARAH)

This procedure leases land via a financier ending in the property’s ownership transfer.

• Extending Lease to own contract (IJARAH)

Extending the Period of the contract approved via agreement between both parties.

• Terminating Lease to own contract (IJARAH)

Lease contract is terminated at the Land Department upon expiry of contract period agreed between both parties.

• Transferring Lease to own contract (IJARAH)

This procedure transfers the lease from one party to another- (party refers to the tenant)

Transaction Fees:

• Registering Long-Term Lease Contract Fees

Total fees charged as follows:

• 1% of lease value charged on the tenant + AED10 for knowledge fees.
• AED175 Title Deed issuance fee + AED10 for knowledge fees.
• AED100 Map issuance fee + AED10 for knowledge fees.

• Registering lease to own contract Fees

Total fees calculated as follows:

• If the lease value is below 60% of the selling price; 1% is charged on the seller & 1.75% is charged on the tenant from 60% + AED10 for knowledge fees (on both the buyer & seller).
• If the lease value equals or exceeds 60% of the selling price; 1% is charged on the seller and 1.75% of the lease value on the tenant + AED10 for knowledge fees (on buyer & seller).

• Extending Lease to own contract (IJARAH) Fees

Total fees charged as follows:

• AED1000 charged for registering extension provided the lease value is not changed. In the event there was an increase, 1.75% will be charged on the additional sum.
• AED10 for knowledge fees.

• Terminating Lease to own contract (IJARAH) Fees



• AED1000 charged upon expiry of lease period or termination of lease contract based on agreement between both parties+ AED10 for knowledge fees.
• AED175 Title Deed issuance fee + AED10 for knowledge fees.
• AED100 Map issuance fee + AED10 for knowledge fees.
• AED10 for knowledge fees.

• Transferring Lease to own contract (IJARAH) Fees




Total fees charged as follows:

• 0.25% of transfer value charged in the event of transferring lease contract due to tenant inability to fulfill payment and another wishes to replace him. Another 1% is added on the original tenant as sales fees on the percentage they owned (percentage is decided by the evaluation section)
• AED10 for knowledge fees.
