Service Description:
- Evaluation of (vacant Land):
This procedure is necessary to evaluate lands and determining their current values based on market rates tradable in Dubai.
- Evaluation of vacant land devoted to Projects:
This service is used to evaluate the price of lands devoted to new projects.
- Evaluation of Land Built as a Residential Villa:
This service aims to evaluate the suitable price for the land and property at the present time, taking into account the specifications of the property (location, utilities & services).
- Evaluation of Land including a Commercial Building or Villa Compound:
This type of evaluation applies to the commercial villas starting from two or more or to a commercial building. The Land Department surveys and inspects the land on-site in order to calculate its actual market value.
- Evaluation of Land inclining a Hotel:
This type of evaluation applies to hotels, furnished apartments or hotel apartments. The Land Department surveys and inspects the building or units on-site in order to calculate its actual market value.
- Evaluation of Industrial Buildings & labor accommodation:
This procedure applies to evaluating factory buildings excluding equipment and the same to labor accommodation.
- Evaluation of Agricultural Land:
The agricultural land is to be surveyed and inspected on-site in order to evaluate its actual market value.
- property Evaluation (Excluding Land):
This procedure aims to survey and inspect the building on-site in order to evaluate its actual market value.
Documents Required:
- Evaluation of (vacant Land):
- A letter from the owner and a copy of the passport if the applicant is not the owner.
- Evaluation of vacant land devoted to Projects:
- A letter from the owner and a copy of the passport if the applicant is not the owner.
- No-objection Letter from the developer addressed to the Land Department.
- Map issued by the main developer detailing all licenses, usage, surface area and determining the size allocated for the building area on the plot.
- Detailed statement showing all units planned for building on the plot, surface areas and size allocated for the building area on the plot.
- Estimated project infrastructure costs.
- Evaluation of Land Built as a Residential Villa:
- A letter from the owner and a copy of the passport if the applicant is not the owner.
- Copy of the lease endorsed by The Real Estate Regulatory Agency (in case of leased villas).
- Date of building completion.
- Evaluation of Land including a Commercial Building or Villa Compound
- A detailed Dubai Municipality-approved outline showing the building surface area of the land.
- A letter from the owner and a copy of the passport if the applicant is not the owner.
- A letter from the owner and a copy of the passport if the applicant is not the owner.
- A copy of the lease endorsed by The Real Estate Regulatory Agency (in case of the leased villas).
- A detailed outline showing the number, surface area, number of rooms and rental amounts of the villas.
- A detailed outline of commercial buildings and units.
- Evaluation of Land inclining a Hotel:
- A detailed Dubai Municipality-approved outline showing the building surface area of the land.
- A letter from the owner and a copy of the passport if the applicant is not the owner.
- Copy of the lease endorsed by The Real Estate Regulatory Agency.
- A detailed outline showing the number of units, its surface area, room rental amounts, number of utilities, halls and restaurants.
- Providing a detailed statement of all expenses.
- Providing the detailed annual budget for two previous years endorsed by the hotel’s auditing company.
- A copy of the commercial license
- Evaluation of Industrial Buildings & labor accommodation:
- A detailed Dubai Municipality-approved outline showing the building surface area of the land.
- A letter from the owner and a copy of the passport if the applicant is not the owner.
- Copy of the lease endorsed by The Real Estate Regulatory Agency.
- A detailed outline showing the number of units, its surface area and rental amounts.
- Providing a detailed statement of all expenses.
- Date of building completion.
- Evaluation of Agricultural Land:
- A copy of the map.
- A copy of title deed.
- The building outline from the Dubai Municipality if the land has property on it.
- property Evaluation (Excluding Land):
- A copy of the map.
- A copy of title deed.
- The documents detailing the building costs.
- The building's outline endorsed from the Dubai Municipality.
Transaction Fees:
- Evaluation of (vacant Land)
- AED 2000 as vacant land evaluation fees + AED 10 for knowledge fees.
- Evaluation of vacant land devoted to Projects
- AED 15,000 + AED 10 for knowledge fees.
- Evaluation of Land Built as a Residential Villa
- AED 4,000 fee for residential land housing one local house or a villa + AED 10 for knowledge fees.
- Evaluation of Land including a Commercial Building or Villa Compound
- AED 6000 fee for evaluating commercial buildings and commercial villa compounds + AED 10 for knowledge fees.
- Evaluation of Land inclining a Hotel
- Fees are to be collected based on the estimation of the evaluation section with a maximum of AED 15,000. Such amount will cover hotel's evaluation of the buildings, hotel apartments, commercial centers, factories, vacant land devoted to large projects and buildings on leased land upon request or any other evaluation purposes + AED 10 for knowledge fees.
- Evaluation of Industrial Buildings & labor accommodation
- AED 6,000 + AED 10 for knowledge fees.
- Evaluation of Agricultural Land
- An AED 4,000 charge is to be collected for the agricultural vacant land evaluation. If the land is not vacant, properties are to be evaluated with respect to their category + AED 10 for knowledge fees.
- Property Evaluation (Excluding Land)
- AED 10,500 + AED 10 for knowledge fees.
